What is the process?
Listening to your needs
You will provide a brief of your dreams + desires for the project. We work with you to prioritize these wants and needs to suit your budget and appropriateness for your site.
We Investigate your site
We do a site analysis to determine Council and all other design restrictions, geotechnical requirements, and we organize a survey.
Concept ideas
This is the phase of the project where we start testing ideas. We keep the design flexible at this stage, but with input from you we arrive at a concept design. This is presented to you as either hand or CAD plans + sketches. Consultants services required are established.
Developed design
Once you are happy to proceed with the concept design we develop and expand the drawings. We work with consultants, such as engineers + planners, to produce detailed working drawings, specification and contract documents to submit to Council for Resource Consent (if required) and Building Consent. Once they are approved by Council these drawings are ready for pricing and construction.
BUILDERS
Depending on whether you have a preferred builder, you want us to recommend one, or you want us to tender it out to several builders, we prepare the contract documents, advise on contractors, evaluate tenders and negotiate a contract price.
CONSTRUCTION PHASE
We observe the construction as required. Attend site meetings with the contractor, issue instructions, provide additional detail, review shop drawings, monitor progress and report to the client. At the end of the build we issue the Certificate of Practical Completion and do a defects list. We agree the final account with the Contractor and issue a final Payment Certificate.
Commonly asked questions
Does the Architects fee include the consultants fees?
Consultants are engaged and paid by the client directly, and their fees are additional to the architects fees.
